Maryland Real Estate Agent Exam
Need of a License: A real estate salesperson must be licensed by the state of Maryland to represent clients in the sale or purchase of real estate that is located in Maryland.Who Grants a License: Licenses are granted by the Maryland Real Estate Commission (“MREC”).
Qualifications to receive a License: A candidate must complete 60 clock hours of study at an MREC-approved real estate school (search schools here), pass a school-administered final exam, and pass a state exam. All candidates must be at least 18 years of age.
Applying for the Exams: PSI Examination Services is the testing vendor for MREC. Candidates should apply to take the state exam through the PSI website scheduling page. NOTE: Candidates must pass the entire state exam within one year of completing the 60 hour pre-licensure course.
Test Content: The Maryland state real estate licensing exam is comprised of two separate portions: the national portion, and the state-specific portion. Five to ten questions on the state exam are considered "experimental" questions and are not scored. Both portions are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 90 minutes to complete the national portion, and 30 minutes to complete the state-specific portion. A passing score on the national portion is 56 (out of 80) correctly answered questions. A passing score on the state-specific portion is 21 (out of 30) correctly answered questions. The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.
The national test consists of up to 90 questions (80 questions are scored; and up to 10 questions are not scored.) The national portion tests the candidate's knowledge of general real estate concepts, including the following subject areas:

Laws of Agency
Mandated Disclosures

Transfer of Title
Practice of Real Estate
Real Estate Calculations

The state-specific test consists of up to 40 questions (30 questions are scored; up to 10 questions are not scored.) The state-specific portion tests the candidate's knowledge of the state-specific concepts, including the following subject areas:

Supervision
Business Conduct
Ethics
How to Apply for the License: A notice and confirmation of passing the state exam is issued by the testing company upon passing both portions of the licensing exam. License Renewal Requirements – A Maryland real estate licensee must take 15 credit hours of continuing education (either online or in the classroom) from an MREC-approved provider every two years. Further information is provided on the MREC website, here and here.
Applicable Regulations: Real estate licensees in Maryland are regulated under Title 17, Business Occupations and Professions, Annotated Code of Maryland, and the Title 9 of the Maryland Department of Labor, Licensing and Regulation, Subtitle 11.
